When is a Drive By Appraisal Sufficient?

Home appraisals for mortgage lenders, also known as the Uniform Residential Appraisal Report, is a complete visual inspection of the interior and exterior areas of the subject property and a requirement for the lender. However, in the case of using an appraisal for a tax appeal,  a divorce valuationbankruptcy valuation or for valuation of property in probate or estate settlement, many times a drive-by or desktop appraisal would be sufficient.

Drive By Appraisals: Exterior Only Inspections

What Are Drive By Appraisals?

Each home appraisal requires extensive research to find the best comparable properties that have recently sold and make adjustments to arrive at the appraised market value. In a drive-by appraisal, all this research is conducted and the appraiser drives by the home to perform a visual exterior inspection, gathering exterior photos and notes about the property's condition - usually from the street.  A benefit of the Drive-By Appraisal product is that without the need to take interior photos these appraisals can be scheduled without inconveniencing the customer and usually turned around in less than 3 business days.

A full appraisal is what lenders usually require. The Uniform Residential Appraisal Report (URAR) is the most commonly used single-family appraisal form, and it is also known as Form 1004. This includes interior and exterior inspection with photos. Other appraisal forms include Form 1073 for condominiums, Form 1025 for small multi-family investment properties and Form 1004C for single-family manufactured housing.
